### Why Davey started Casa Villa

Davey Lloyd is a carpenter on Sydney's Northern Beaches. In January 2025 he started Casa Villa Constructions to build the kind of spaces he is proud to put his name on, and he built the business from scratch: choosing the name, the logo and the way he wanted to work.

Since then Casa Villa has built decks, pergolas, fences, screens, stairs, feature walls, built-ins, a club bar and a shop fit-out, mostly on the Beaches, and backed local builders with carpentry labour when they needed an extra crew.

Quality is in the details. That means straight frames under the boards, even gaps, tidy joins and stainless fixings, and a clean site when we leave. It also means honest communication: clear answers from the first call, and telling you straight if something is not going to work.

We treat every job like it is our own home, and no job is too small. Where we can, we reuse good timber rather than sending it to the skip.

#### Decks built from the frame up

A good deck starts underneath. Casa Villa Constructions builds new decks and rebuilds tired ones from the substructure up, so the boards you walk on sit on a frame that is straight, level and solid. When an old deck has a sound frame, we can talk about reboarding; when it does not, we rebuild it properly rather than hiding the problem.

We work in the hardwoods Northern Beaches homes suit best: Blackbutt, Tallowwood and Merbau. Boards are fixed with stainless screws, laid with even gaps, and finished at the edges and corners so the deck looks as good up close as it does from the lawn. We also lay feature patterns, like the Merbau herringbone on our Newport job.

#### Stairs, step-downs and built-ins

Most decks need a way down. We build external Tallowwood stairs, entry stairs, step-downs and floating stairs that match the deck they lead from, and we can add built-in bench seats and privacy screens while we are there. At Whale Beach, a long Blackbutt deck, a built-in bench and floating stairs were built as one job.

#### New pergolas and replacements

Casa Villa Constructions builds new pergolas and replaces old or damaged ones across the Northern Beaches. After a storm brought down a courtyard pergola, we rebuilt it with a clear roof that lets the light through to the brick courtyard and planter bench below.

In Belrose we built a new pergola and a Merbau deck together as one outdoor area: posts, beams and a lined ceiling over the deck, with the deck framed and boarded underneath. Building the two at once means the levels, posts and finishes line up the way they should.

Casa Villa Constructions builds hardwood fences on the Northern Beaches, from straight runs to curved Blackbutt slat fences that follow the line of a deck or garden. Curves take more care in the setting out and fixing, and they are the kind of detail we enjoy getting right.

Each slat is spaced and fixed evenly so the fence reads as one clean line, and the timber is chosen to weather well in a coastal climate.

#### One-off pieces, made to fit

Some of our favourite jobs are the ones nobody else wants to quote. Casa Villa Constructions built a curved Tallowwood floating bench that follows the sweep of a rendered garden wall over a sandstone terrace, working alongside the landscaper and metal fabricator on the job.

We also build custom bars and bar benches, built-in seating, shelving and joinery, and practical pieces done well, like a hardwood-clad bin enclosure with hinged lids and doors.

#### Recycled timber, where it works

Where we can, we reuse timber. A bench seat built from recycled hardwood boards keeps good timber out of the skip and brings a character new boards cannot. If you have old timber you want to give a second life, ask Davey whether it is sound enough to use.

#### Inside the house

Casa Villa Constructions builds the carpentry that changes how a room works. We have built a fireplace and TV feature wall with a built-in gas fireplace, and a home office with a built-in Murphy bed behind fluted cabinet doors, so one room works as an office by day and a guest room at night.

We also take on the structural side: re-levelling floors, straightening walls and new framing, the "bones of the build" work that Davey films and explains on his jobs. Getting the structure right first is what makes the finishes sit properly.
